01

The feel of it

Johnson County is the metro's center of gravity, and it earns that with consistency: good schools, well-run cities, mature tree canopy, and downtowns in Overland Park, Prairie Village and Lenexa that people actually walk to.

The housing runs the full span — 1950s ranches on generous lots in the northeast, 1990s two-stories in the middle, and new construction still going up on the southern and western edges.

It is polished without being sterile, and it is the part of the market where buyers most often compete.

02

Who buys here, and why they stay

Schools are the headline. Blue Valley, Shawnee Mission, Olathe and De Soto districts drive relocation decisions, and attendance boundaries show up directly in price.

Move-up buyers are the engine. People trade within the county for decades — starter ranch, then a two-story, then a right-sized home near a downtown.

Executives and relocating professionals round it out, drawn by proximity to the county's corporate corridors.

03

How homes actually trade

This is the fastest market in the metro for well-prepared homes, and the most punishing for unprepared ones. Buyers are experienced, agents are competitive, and a home priced wrong is repriced by the market within two weeks.

Updated kitchens, main-floor livability, and finished lower levels carry outsized weight. In the older northeast neighborhoods, tasteful renovation of a 1955 ranch consistently outperforms a dated but larger house.

For sellers, prep and pricing strategy are everything. For buyers, be pre-underwritten and decisive — the good ones do not wait.

Schools

Districts, and why the line matters.

Johnson County's reputation is built on its schools, and district boundaries do more to set price here than any other single factor. Five districts cover most of the county, and boundaries can split a neighborhood down the middle.

Blue Valley USD 229 — southern Overland Park and Leawood, the county's premium demand

Shawnee Mission USD 512 — the older, close-in cities including Prairie Village and Mission

Olathe USD 233 — a large district covering Olathe and parts of west Overland Park

Spring Hill USD 230 — the fast-growing southern edge of the county

Gardner Edgerton USD 231 — value-oriented growth on the southwest side

De Soto USD 232 also reaches into the county's northwest, including part of Shawnee
